HOA Registration Required: This home is located within the Flagstaff Ranch gated community. All guests are required to complete an HOA registration form prior to check-in. Details will be provided upon booking confirmation.
Maximum Occupancy: This home accommodates a maximum of 8 guests. Please ensure your group does not exceed this limit.
Quiet Hours: Out of respect for neighbors and the community, quiet hours are observed from 10:00 PM – 8:00 AM daily.
Security Camera: Please be aware that a Ring doorbell camera is present at the front entrance for the security of the property.
Community Speed Limit: The speed limit throughout Flagstaff Ranch is 25 MPH. Any traffic fines incurred during your stay will be the responsibility of the guest.

House Rules

  • Check-In: After 4 PM | Checkout: 10 AM
  • No smoking or vaping
  • Renters must be 25 years of age or older
  • No Music is allowed outside of the rental home (at any volume)
  • Parking is restricted to 1 car per bedroom in designated parking spaces.
  • Pets are not allowed in Non-Pet Friendly Properties
  • Please do not exceed the max occupancy of the home
  • All rentals require state and county tax plus additional required fees
  • Damage waiver covers renter for up to $2,000 of accidental damage to the property.
  • If the house you are renting has a pool, the pool will be heated upon request with an additional service fee. Please let us know if you'd like to heat the pool so we can ensure it is heated before your arrival.

Booking & Cancellation Policies

All reservations require a valid photo ID and a signed rental contract.

Short-Term Stays (28 nights or less):

• 100% Refund: Cancel within 48 hours of booking.
• 60+ Days Before Arrival: 100% refund of all charges.
• 30–59 Days Before Arrival: Refund of all charges except the booking fee.
• 8–29 Days Before Arrival: 50% refund of all charges except the booking fee. Booking fee not refunded. 
• 7 Days or Less Before Arrival: No refund.

Long-Term Stays (29 nights or longer):

• 6+ Months Before Arrival: 100% refund.
• 91 Days–6 Months Before Arrival: Refund of all charges except the booking fee.
• 60–91 Days Before Arrival: 50% refund of rent and other fees refunded. Booking fee not refunded. 
• 60 Days or Less Before Arrival: No refund of rent or booking fee; other fees refunded.
